We purchased this grade II listed, 4 bedroom terraced, former hostel, in March 2024. Following a extended legal process, where communications in particular proved to be a stumbling block, it was a delight to finally reach completion stage.
Having met the owner of the property during viewings, the property was currently part-tenanted and it was clear that while it had been loved over the years, it was ready be brought back to life with our proven processes.
Some significant benefits were present with the purchase including substantial, existing fire safety arrangement and also granted planning permission for the conversion to an HMO property, something that we were significantly interested in given the success seen on Orchard Street.
The house was earmarked for a full cosmetic refurbishment and furnishings from the off, while it was assessed that many key components such as electrics and plumbing were in perfect working order.
Early consultations with trades, local authorities, property professionals and our interior design team shaped how the end product would look from the outset, and an in-depth planning phase was undertaken before a single tool was lifted.
It was decided that the kitchen and bathrooms would required the most significant uplift to reach the standards we demand, while the under-utilised cellar space would become a functional, shared living space for future tenants.
Full consideration and consultation was also given to HMO licensing requirements, seeing the upgrading of fire systems and emergancy lighting, as required. This resulted in a first time pass on our HMO licensing application.

Soon to be marketed for tenancy, we are absolutely delighted with the end product achieved on this refurbishment and would like to thank all that were involved throughout.
