The Village Retreat
An ongoing project of Deans during our time together as Black Dog, this was a joint-venture purchase of a Tyneside Flat within the beautiful setting of Earsdon Village, Whitley Bay. Purchased as BTL in a high-demand location, but with cosmetic refurbishment required throughout, we sourced and located tenants who were happy to live-in the property from day one (at a reduced market rate) and conducted works around their schedule.

Although not in a terrible state of repair, it was clear during our inspection that the property was unloved and had far more potential than was currently being realised. More intrusive works would also be required to the rear of the property as the kitchen in particular exhibited signs of damp. We decided, in line with the tenants wishes, the refurbishment would begin with the cosmetic refurbishment in the front half of the house and would be tenant led.

Once the front of the house was completed to the very high standard seen above, attentions were turned to the rear half of the property. The tenants were consulted throughout the design process and a modern, practical and functional space was created with their detailed input. This incorporated built in appliances and a brand new kitchen, as well as electrical, plumbing upgrading and damp-proofing work to ensure the longevity of the new install.
One focused week was allocated to conduct to complete the majority of the works, with finishing touches required after. This was not without unforseen issues, owing to the age of the property, and it certainly threw up some challenges along the way. They were all overcame however, which is a huge credit to our trusted trades.

Following completion of the kitchen and the high-spec delivered throughout the property to-date, it was considered appropriate to soon begin works on the bathroom. Again, consulting our tenants, it became apparent that they now were seeking to relocate to the countryside and the overall plan shifted. With a fully functioning bathroom, and following a glowing appraisal from a local agent, the flat was put up for sale ahead of schedule.
After less than one week on the market a sale was agreed at full asking price with a very motivated, chain-free buyer. At a final sale price almost 50% above the original purchase price, this was a highly successful project overall.
